Water happened. Now what?
You call us.

Glassell Park Water Restoration works out of 3052 Division Street in NE LA — an IICRC-certified crew that knows the difference between a galvanized supply failure in a 1928 Craftsman and a slab leak in a 1990s infill. In LA we deal with atmospheric river floods, hillside drainage failures, earthquake-cracked plumbing, and the occasional wildfire firefighting aftermath. One number. Picked up by a tech. 24 hours.

The 3 categories · IICRC S500 standard

Not every water loss is the same water.

Restoration scope depends on what came out of the wall. Clean supply water, gray waste water, and Cat-3 black water each require different protective equipment, different removal protocols, and different drying standards. We work all three.

IICRC water categories, in plain English.

Standard · S500 water damage restoration
CAT 1 · Clean
01°

Clean water supply leak

Burst supply line, broken angle stop, dishwasher hose failure. Sanitary at the source — full restoration possible with structural drying alone if caught within 24 hours.

Burst copper · supply line · ice maker · faucet · clean source
CAT 2 · Gray
02°

Gray waste water intrusion

Washing machine overflow, dishwasher drain, aquarium leak, sink trap failure. Significant contamination — antimicrobial treatment required and some porous materials may need replacement.

Washing machine · dishwasher drain · sink trap · gray source
CAT 3 · Black
03°

Black water · Cat-3 contamination

Sewage backup, toilet overflow past the trap, ground floodwater, anything stagnant 48+ hours. Full PPE protocol, bio-hazard removal, all affected porous materials removed and replaced.

Services · Northeast LA

Six restoration specialties for the unique LA housing stock.

Northeast LA is its own thing. Mostly 1910s-1940s Craftsman bungalows on hillsides, mixed with mid-century stock and modern infill. The plumbing was original. The drainage wasn't designed for atmospheric rivers. The hardwood floors are 100 years old and irreplaceable. We've worked it all.

01
Water extraction · structural drying

Emergency water extraction & dry-down

Truck-mounted extractors handle the standing water in the first hour. Industrial LGR dehumidifiers and high-velocity air movers dry structure to IICRC moisture targets — drywall under 16%, hardwood under 12%. Daily moisture mapping documented for your adjuster. Critical first 24-48 hours, every time.

Mold remediation · AMRT certified

Mold inspection, containment & antimicrobial

LA's dry climate slows mold growth — but it doesn't stop it. Slow leaks behind tile, condensation in HVAC closets, hillside seepage in retaining walls. We do negative-air containment, HEPA filtration, full-PPE remediation, and post-remediation verification testing to prove the colony is actually gone. Required documentation for real-estate disclosure.

Burst supply · drain stack failures

Burst pipe response & cast-iron stack failures

NE LA's pre-1960s housing stock runs on galvanized supply lines and cast-iron drain stacks at the end of their service lives. Earthquakes accelerated the cracking, the drought-flood cycle made it worse. We coordinate the licensed plumber, then handle every drop of water that came out — extraction, drying, controlled demolition where needed, and documentation.

Sewage backup & Cat-3 black water cleanup

A sewer line backup is a different job entirely. Full IICRC Category 3 protocol with PPE, containment, removal of contaminated porous materials, antimicrobial decontamination, and air-quality verification. We're the call you make when nobody else will take it — and we're the call insurance carriers want documented from the start. Don't try to clean it yourself.

Craftsman · vintage hardwood floors

Hardwood floor recovery & Craftsman restoration

100-year-old quarter-sawn oak and tight-grain Douglas fir in NE LA Craftsmans is irreplaceable — modern flooring doesn't match the cut, the grain, or the patina. Dry these floors too fast and they cup permanently. Too slow and you grow mold underneath. We use controlled drying with moisture sensors at multiple depths, daily readings, and the patience the old wood deserves.

What Northeast LA homeowners say.

Real Glassell Park, Mount Washington, Eagle Rock, Highland Park, and Atwater Village homeowners. Closed-job feedback from the past twelve months — burst pipes, atmospheric river intrusions, mold remediation, and a Sunday sewage backup nobody else would touch.

Burst pipe · 1928 Craftsman
★★★★★

Old galvanized supply line let go behind the kitchen wall of our 1928 Craftsman at 2 AM. Hardwood floors taking on water, lath-and-plaster ceiling below dripping. Called the line — actual tech picked up. Crew on-site in 35 minutes, extraction running by 3:15, controlled drying set up to save the quarter-sawn oak floor. Six days later the floor was at moisture spec, no cupping. They knew exactly how to handle the old house.

Atmospheric river · roof leak
★★★★★

Last February's atmospheric river dumped six days of rain. Our 1940s roof gave up around the chimney flashing — water came down inside the wall, ruined the upstairs hallway and a closet. Three companies couldn't come until "after the storm passed." Glassell Park Water Restoration came during the storm, tarped the roof, started extraction and drying immediately. We never saw mold. That alone saved us thousands.

★★★★★

Selling our Highland Park bungalow and the buyer's inspector flagged moisture behind the master bath tile. We brought in Glassell Park Water Restoration for an inspection. They did moisture mapping and air-quality sampling, identified the active condensation source from a slow drain pan leak, remediated under negative-air containment, ran post-remediation verification testing, and gave us a clean PRV report. Deal closed without a price reduction.

Sewage · Sunday emergency
★★★★★

Main sewer line backed up into the laundry room on a Sunday morning during football. Called three restoration companies — two wouldn't quote until Monday, one refused the Cat-3 work outright. Glassell Park Water Restoration was on-site in 40 minutes, in full PPE, handled the contamination removal, decontamination, and air clearance by Sunday night. They were the only ones treating it like the emergency it actually was.

FAQ

Honest answers about water damage.

The questions Northeast LA homeowners ask most. If yours isn't here, the line picks up 24 hours a day — including during atmospheric rivers.

01 Are you IICRC certified?
Yes. Glassell Park Water Restoration is an IICRC (Institute of Inspection, Cleaning and Restoration Certification) certified restoration company based at 3052 Division St in Los Angeles, CA 90065. Our technicians hold IICRC WRT (Water Damage Restoration Technician) and AMRT (Applied Microbial Remediation Technician) certifications. Licensed California restoration contractor, bonded and insured. Certificates available on request.
02 How fast can you respond?
24/7 emergency dispatch with typical on-site arrival in 25-50 minutes throughout Northeast LA. Glassell Park, Mount Washington, Cypress Park, and Eagle Rock average 10-20 minutes from our Division Street shop. Highland Park, Atwater Village, and Silver Lake 15-25 minutes. Water damage starts secondary damage within hours — minutes matter, especially on hardwood floors and lath-and-plaster walls.
03 Do you work with California insurance?
Yes. We work directly with all major California insurance carriers including State Farm, Farmers, Allstate, Mercury, Liberty Mutual, Travelers, AAA, Wawanesa, and others. We document the damage with moisture mapping and photographs, submit Xactimate scopes to your adjuster, and handle claim coordination from start to finish. Most homeowners pay only their deductible. We've been an approved vendor for several California carriers.
04 How do you handle older NE LA homes?
Northeast LA has one of the densest collections of 1910s-1940s Craftsman bungalows in the country. We work in them every week — original oak and Douglas fir floors, lath-and-plaster walls, single-wall construction, galvanized supply lines, cast iron drain stacks, knob-and-tube remnants. These homes require careful drying protocols: faster dry-down can cup the floors permanently, slower can grow mold. We've learned the rhythm. Most modern restoration crews dry these houses wrong.
05 Do you respond after earthquakes and atmospheric rivers?
Yes. Earthquakes crack supply lines, drain stacks, and underground service laterals — sometimes the damage doesn't show for weeks. Atmospheric rivers (now multi-day events in LA) overwhelm hillside drainage, fill window wells, and find every roof flashing weakness. We're staffed up for both. Wildfire-aftermath water damage from firefighting is also a specialty — heavily soaked structures need different drying protocols than a normal supply-line failure.
